What the DFW Building Code Requires for Your Addition

The 2021 International Building Code (IBC) was adopted in Texas, and most cities enforce it. Your addition is treated as new construction. You can't use the same insulation that's in your existing house if it's older. The code requires a minimum R-38 for attic spaces. That's about 12 to 14 inches of fiberglass or cellulose. But there's a better option. Spray foam insulation gives you R-6 to R-7 per inch. You get the same R-value in half the thickness. That matters when you're trying to maximize headroom in a bonus room or vaulted ceiling. The U.S. Department of Energy says a home addition is the best time to upgrade your energy envelope. Don't waste it.

The IECC 2021 Table R402.1.2 sets the prescriptive minimum for attic insulation in Climate Zone 3 (which includes DFW) at R-38, with an equivalent U-factor of U-0.030. The International Residential Code (IRC) Section R806 requires balanced attic ventilation at a 1:300 ratio minimum.

Why Spray Foam Is the Right Choice for Additions

Building America research shows new construction is the ideal application for spray foam. It seals air leaks and insulates at the same time. Fiberglass batts leave gaps. Cellulose settles over time. Also, don't insulate if your addition has no vapor barrier on the ground. Crawl spaces and slab-on-grade additions need a vapor barrier before insulation goes in. The code requires it. If your contractor skips this step, call someone else. And don't use fiberglass batts in a vaulted ceiling without an air gap. You need ventilation between the insulation and the roof deck. Spray foam doesn't need that gap. That's another reason it works better for additions. But if your roof is old and you plan to replace it in two years, wait. Insulate after the new roof goes on. Otherwise you're wasting money.

How the Inspection Process Works in DFW

Your addition will be inspected by the city or county building department. They check insulation before drywall goes up. The inspector looks for R-value tags on every batt or foam thickness documentation. They also check for air sealing. Gaps around pipes, wires, and ducts must be sealed.
